What are tax liens?
In virtually all states, cities and counties charge property taxes of all property owners in order to raise revenues. If a homeowner does not pay these taxes, a tax lien is placed on the property. Every once in a while, a county or municipality will sell its rights to some tax liens in order to generate the revenue that has been lost through unpaid property taxes.
Why tax liens?
When an investor buys a tax lien on real estate, that investor is in essence offering money as a loan to the property owner to repay their taxes. In return for the loan, an investor can expect returns on the investment that sometimes reach 18%. If the property owner pays the property taxes with your tax money, you enjoy interest. If, however, the homeowner still refuses to pay their taxes, you can keep the property for the taxes owed and after paying any additional penalties. These penalties and taxes on tax lien properties usually represent only a small fraction of the home´s value, so you enjoy an amazing deal – comparable to the bargains to be found at tax deed sales – and instant equity. Whether the homeowner pays their taxes or not, your investment is safe and you get a profit.
Counties must, by law, announce all tax sales. Tax liens are usually sold to the highest bidder in an auction format. If you are the highest bidder, you earn the right to collect on a homeowner´s tax debt.
