Finding Sheriff Sales
Sheriff sales are public auctions where foreclosures are sold to the highest bidder. The process a property takes to a sheriff sale auction begins when the homeowner of the property fails to pay the mortgage. After the mortgage is a few months in arrears, the lender begins the process of repossessing the property. This process is known as foreclosure. The lender first notifies the homeowner and files papers to the effect that the foreclosure process has started. Then, after the period of time dictated by state laws – usually 90 days or 12 months – the lender puts the property up for sale at a foreclosures auction. These auctions in many states are overseen, managed and even conducted by the local sheriff, which is why they are known as sheriff auctions or sales.

What are Foreclosure Auctions?
For the buyer or the investor, sheriff auctions are an excellent way to buy real estate. Only repo homes are sold at these sales, and since the lenders want to get rid of the properties quickly, the properties are often sold under market value. It is possible to save tens of thousands of dollars – or even more – buying foreclosed properties at auction, if you have a little discipline and know-how. Luckily, TopForeclosureListings.com offers you the resources and information you need to buy smart.
